Portland area home builder known for quality design and construction of single-family homes in the Pacific Northwest seeks a land negotiations professional to join our team. This position is responsible for managing our land acquisitions program and promoting positive/effective relationships with land sellers and the brokerage community. Essential duties and responsibilities include the following: 1.     Assist in the development and implementation of business plan strategies, including the monitoring/documenting of land acquisition needs and the recommendation of related programs/solutions. Prepare and periodically update annual objectives, budgets and schedules.   2.     Lead land acquisition negotiations and administer purchase documentation, financial analysis and due diligence processes, title report/insurance matters, and the monitoring of compliance with related pre-closing commitments/agreements.   3.     Negotiate contracts with outside service providers such as architects, civil and soil engineers, landscape architects, etc.   4.     Formulate and implement land acquisition processes and procedures that insure effective land prospecting, compilation of competitive/comparable land transactions, and coordination of acquisition efforts with organizational stakeholders.   5.     Research properties that are suitable for residential development; manage and maintain database of potential land sites.   6.     Conduct market research, perform supply/demand analysis compile market data; conduct pro forma analysis.   7.     Complete due diligence and feasibility reviews and research issues to determine potential risks and liabilities of potential acquisitions. Skills & Qualifications: §  BA/BS degree in business, economics, architecture or related field preferred. §  5+ years of work experience involving land negotiations preferred. §  Proficient with Microsoft Office applications with advanced skills in MS Excel. §  Strong quantitative and analytical skills including financial analysis. §  Exceptional verbal and written skills. Ability to communicate clearly and concisely but also charismatically to effectively establish rapport. §  Highly organized, motivated, and efficient. §  Ability to prioritize tasks, work on multiple assignments and manage rapidly changing assignments in a team environment. §  Demonstrated commitment to obtaining outstanding results. §  Must be detail-oriented and a problem-solver; our ideal candidate thrives on dealing with complex situations.
