xxxx357 - Job Summary Retail Property Manager – Open Air Team Job Scope Provide direct oversight of assigned retail properties to include maintenance, tenant relations, collections, annual budgeting, risk management, financial reporting and working with accounting to provide accurate and detailed financial statements as required by owner. Principal Accountabilities Client relationships v To develop and implement business plans for each assigned property, that are consistent with the owners needs and objectives v To provide oversight of contractors and maintenance personnel at properties to ensure they are being maintained properly and as required. v To achieve budgeted goals as set forth in the annual approved operating budget and add value to the property with expert and efficient management v To build relationships so that we are able to retain current business, expand opportunities with existing clients and leverage that to land additional clients and business opportunities. Financial performance v To achieve budgeted financial goals as outlined in the approved annual operating budget while adding value to the property s with prudent management and business decisions. Competencies v Customer Focus – dedicated to meeting the expectations and requirements of internal and external customers; acts with customers in mind, establishes and maintains effective relationship with customers and gains their trust and respect. v Drive for Results – can be counted on to exceed goals, bottom line oriented, pushes self and others for results. v Planning and Organizing – establish course of action to accomplish goals, develops plan for achieving results, can orchestrate multiple activities at once to accomplish goals, uses resources effectively and efficiently, measures performance against goals, evaluates results. v Time Management - uses time effectively and efficiently, values time, concentrates efforts on the more important priorities, gets more done in less time than others, can attend to a broader range of activities. v Financially Astute – Thorough understanding of retail accounting principles including recovery ratios and methods, accrual and cash basis accounting, reading and understanding financial statements, lease language interpretation and budgeting and forecasting. v Interpersonal Savvy - relates well to all kinds of people, up, down and sideways, inside and outside the organization, builds appropriate rapport, builds constructive and effective relationships, uses diplomacy and tact. v Written/Oral Communications – is able to write and speak clearly and succinctly in a variety of communication settings and styles; v Problem Solving – uses logic and methods to solve difficult problems with effective solutions; looks beyond the obvious and doesn’t stop at the first answers., Qualifications College graduate preferred Real Estate License required At least 5 years experience in retail/commercial property management, multiple property responsibilities preferred.
