Responsibilities
This position has end-to-end responsibility to develop, implement and manage all leases for cell site locations. This includes but is not limited to:
° Receives information on potential site locations. Analyzes information to determine viability of site, compliance with Company and legal standards and eliminates any candidate sites that create risk for the Company.
° After a site is selected, this position manages vendors on every step of the acquisition process: e.g., lease negotiation, zoning approval process, title review, National Environmental Protection Act (NEPA) and State Historic Preservation Organization (SHPO), etc.
° Ensure proper FCC, NEPA and SHPO requirements are met.
° Responsible for coordination of property management. Interacts with other departments, Landlords, community officials, consultants, and outside legal counsel to resolve site development, property management issues. 
° Duties may include a combination of the following: review and interpret site lease and vendor contracts/legal documents to ensure compliance; Coordinate and analyze title commitments, recorded documents, bonds and insurance certificates;
° Interfaces with local, state and/or federal employees regarding zoning. Prepare Company representatives for zoning hearings. At times, represents Company at zoning hearings. Some of these may be with jurisdictions who are hostile.
° Interfaces with VZW Headquarters Regulatory Department to obtain Construction and In-service approvals, and clear any discrepancies on new and/or existing sites
° Develop business cases for site acquisition based on legal review of the proposed lease. Routes the business case and ensures all proper approvals are obtained.
° Communicates, verbally and in writing, with landlords to resolve any disputes or clarify any lease interpretations. Many times, these are adversarial situations, requiring negotiation and conflict resolution tactics.
° Manages the above processes for new builds, modifications and additions, and third party co-locations to existing sites.
° Project manages processes to ensure all parties meet established time frames, as well as Company standards.
° Creates, receives, processes and manages all purchase orders associated to the real estate aspects of site acquisitions/modifications. Make certain that costs are within budgetary constraints. 
° Maintain and update database systems and/or reports pertaining to existing and new cellular site deployment projects.
° Incumbent acts with minimal supervision, involving Manager only when issues need escalation.
Qualifications
Bachelor's Degree preferred
Real estate background in any of the following areas is a must: commercial leasing/acquisition, property management, site acquisition consultant, zoning, legal (affiliated with real estate) experience (minimum of 5 years).
WIRELESS LEASING AND ZONING BACKGROUND IS NEEDED.
STRONG PROJECT MANAGEMENT IS NEEDED.
Must be able to prioritize tasks and work quickly, accurately and effectively in stressful and fast-paced environment. 
Possessing strong organizational skills, being detail oriented and having the ability to work independently are essential.
Excellent negotiation and people/management skills are required to work through lease negotiations to drive the project to completion.
Good vocabulary and writing skills for business case memorandums and other forms of written or verbal communication are a necessity.
Team player attitude is a definite plus.
